What is a Home Inspection?
JP Hunter Property Inspections will perform a visual inspection of your property from top to bottom. We will provide you with a Pre-Inspection Agreement once you’ve scheduled your inspection and a comprehensive digital report once your inspection is complete. Depending on the type of inspection you order, you may also receive a Radon Testing Certificate (Pass or Fail), Water Quality Certificate, Pest Inspection, and Septic Inspection results that will include a diagram of the site and the findings of our dye test.
Our General Home Inspection covers the following aspects of your property when visible and safe to access:
- Structure – Walls, Ceilings, Floors, Roof, Basement or Crawlspace and Foundation.
- Roof and Attic – Roof Construction, Framing, Chimneys, Ventilation, Insulation, Skylights, Gutters and Flashing.
- Exterior – Grading, Wall Covering, Elevation, Drainage, Sidewalks, Driveways, Fascia, Trim, Doors, Windows and Lighting.
- Attached or Detached Garage – Slab, Ceiling, Walls, Vents, Entry, Garage Door, Openers, Receptacles, Lighting and Windows.
- Systems – Water Furnaces, Heaters, Air Conditioning, Duct Work and Fireplaces.
- Electrical – Panels, Wiring, Circuit Breakers, Grounding, Receptacles, Ceiling Fans and Light Fixtures.
- Plumbing – Pipes, Toilets, Showers, Sinks, Faucets and Traps.
- Appliances – Dishwashers, Microwaves, Range and Oven, Garbage Disposals and Smoke Detectors.
All of our services are discussed during the scheduling conversation and all services are outlined in the Pre-Inspection Agreement. We’ll submit the password-protected agreement to you electronically. Once you accept the terms of the document, your appointment is set!

A Pre-Listing Inspection helps the homeowner identify problems before placing their home on the market. The seller can choose to fix any issues discovered and provide full disclosure to potential buyers, which often speeds up and simplifies the sale process. Our Pre-Listing Inspection covers the same systems and components as our General Home Inspection that we conduct for buyers.
Radon is an invisible gas that is the 2nd leading cause of lung cancer among tobacco-users and the top cause of lung cancer among those who do not use tobacco according to the Surgeon General. The EPA recommends that all homes be tested on the first and second-level for this invisible killer.

Septic Dye Testing
Septic dye is a tracer dye that will be deposited into your septic system. If there is a crack, for example, the dye will make its way up to the surface, and it will be clear that there is a failure in the septic field.

This test identifies indoor air pollutants such as dust, dander, allergens, mold and volatile organic compounds (VOCs). As a Certified Mold Assessor, James will identify any of these issues that may affect your family’s health.
Well Flow and Water Quality Testing
Some homes rely upon a well for their water source. When buying a home without access to a municipal water supply, a water flow test will determine whether or not the water supply is able to meet the needs of the buyer. Further testing the water quality for contaminates such as bacteria or parasites ensures the water you use in your home is safe for you and your family.
